Grounds for Filing a RERA Complaint

You can file a complaint against a builder/promoter under RERA Karnataka for:

  • Structural defects discovered within 5 years of possession

Before Filing: Verify RERA Registration

First confirm the project is registered under RERA Karnataka at rera.karnataka.gov.in. Note the RERA registration number, the registered completion date, and the developer's contact details from the RERA portal. Step-by-Step Complaint Process

  2. Gather Documents: Collect the Sale Agreement, payment receipts, RERA registration certificate of the project, any correspondence with the builder, and evidence of the violation (delayed possession letter, photos of incomplete construction, etc.).
  3. File Online at RERA Karnataka Portal:
    • Visit rera.karnataka.gov.in
    • Register as a complainant
    • Select "File a Complaint" and choose the appropriate complaint type
    • Upload all supporting documents
    • Pay the complaint filing fee (currently ₹1,000 for individuals)
  4. Offline Option: Complaints can also be filed in person at the RERA Karnataka office in Bengaluru by submitting Form C (complaint form) along with documents and the filing fee.

What Happens After Filing

RERA Karnataka will issue a notice to the builder and schedule a hearing. The process is quasi-judicial , both parties present their case before the RERA authority. RERA is required to adjudicate complaints within 60 days (though extensions are common). If the complaint is upheld, RERA can order:
