Know Which Koramangala You Are Buying Into
Koramangala's numbered Blocks (1st to 8th) largely originated as BDA-formed layouts, which generally means cleaner title chains and A-Khata status once the site was allotted and registered correctly. But several pockets, particularly around the older parts of the area, developed on revenue land before BDA formation, which means the underlying title can trace back to agricultural or Gramthana records rather than a BDA allotment letter. A property lawyer needs to establish which category applies before any other verification step makes sense.
What to Check for a BDA Block Property
- Original allotment letter and lease-cum-sale deed: Confirms the property originated as a legitimate BDA allotment rather than an unauthorised occupation later regularised.
- Unbroken chain of sale deeds: Koramangala properties have often changed hands multiple times since the 1970s and 80s. Every transfer needs a corresponding registered deed.
- Khata and property tax records: Confirm the Khata is in the current seller's name and property tax (BBMP) is paid up to date, with no outstanding demand.

Apartments and Redeveloped Buildings
A large share of demand in Koramangala now is for apartments built on redeveloped plots, where an older independent house was demolished and rebuilt as a multi-unit building. This adds its own checklist: the building's sanctioned plan approval from BBMP, the Occupancy Certificate, RERA registration if the project falls under RERA's threshold, and Undivided Share (UDS) of land allotted to each unit. A building constructed with more floors than sanctioned, or without an OC, creates real exposure for the buyer, not just the builder.
Common Red Flags in the Area
- GPA-based sales: Some older Koramangala transactions were structured through General Power of Attorney rather than a registered sale deed, particularly in the pre-2000s. A GPA is not a substitute for title and needs to be traced back to a proper conveyance.
- Family-partitioned sites: Where an original large plot was informally divided among family members without a registered partition deed, individual sale of a "share" can be legally shaky.
- Setback and FSI violations: Commercial conversions on residential-zoned properties near 80 Feet Road and Sony World Junction are common; confirm the property's actual zoning classification before assuming commercial use is legal.
