  • Registered Sale Deed (attested copy)
  • Encumbrance Certificate from the date of last Khata transfer to the current date
  • Previous owner's Khata Certificate and Khata Extract

  • Possession letter (for new construction / builder properties)
  • Proof of identity (Aadhaar, PAN)

  3. Submit at the ARO Office: Submit the application and documents. Obtain an acknowledgement receipt with an application number.
  4. Verification by BBMP: The ARO office verifies the documents, checks for any outstanding tax dues, and confirms the previous owner's Khata details.
  5. Khata Transfer Issued: Upon approval, BBMP issues the new Khata Certificate and Khata Extract in your name. This typically takes 30–90 days, though faster processing is sometimes possible.

Online Khata Transfer

BBMP has been progressively rolling out online Khata transfer services. Check the current status of online applications at the BBMP website or SAKALA portal. Online applications still typically require physical document submission at some stage, but the tracking and initiation can be done online.

What If There Are Outstanding Tax Dues?

If the previous owner has outstanding property tax dues, BBMP may refuse Khata transfer until the dues are cleared. As a buyer, always ask the seller to produce a No-Dues Certificate before the sale agreement.
