Verifying Existing DC Conversion: 5-7 Working Days
If a plot is being sold as "DC converted", our verification checks the conversion order itself against Revenue Department records, confirms it covers the exact survey number and extent being sold (partial conversions of a larger survey number are a common source of disputes), and cross-checks it against the RTC and mutation records to ensure the conversion has actually been reflected in the land records, not just issued on paper. Getting Land Converted From Scratch: Weeks to Several Months
This is where expectations often go wrong. Under Karnataka's Sakala Services framework, DC conversion applications are officially meant to be processed within 60 days for straightforward, non-contested cases. In practice, clean applications with complete documentation typically take 30 to 90 days. Where there are boundary disputes, the land borders forest or water bodies, required NOCs are missing, or a site inspection surfaces issues, the process can extend to 3-6 months or longer.
If a seller tells you conversion "will be done in a couple of weeks," treat that as optimistic marketing, not a realistic estimate, unless the application has already been filed and is well advanced.
